Gilbert Ranch is a modest neighborhood built by Continental Homes at the end of the 20th century. Located just north of Williams Field Road and Val Vista Drive, this 10-year old neighborhood features attractive homes in the $150,000 range, with an average size of approximately 1600 square-feet, though some homes in the southwest corner of the community balloon to upwards of 3000 square-feet. The Gilbert Ranch Homeowners Association is managed by Lepin & Renehan of Tempe, Arizona, and the association itself is staffed by volunteer homeowners in the Gilbert Ranch community. The neighborhood features several small parks, walkways, volleyball and basketball courts, playgrounds, and open fields for sports, and when the kids aren't playing, they'll be enrolled in the Gilbert Unified School District. Numerous restaurants and stores such as Kohl's are within walking distance, and the brand-new shopping center called Forum at Gilbert Ranch borders the southwest corner of the community. The Gilbert Rodeo Park is located just outside the neighborhood to the northwest, Crossroads Park is barely a mile to the north, and access to Loop 202 is less than a mile to the east, giving Gilbert Ranch residents a quick, efficient route to the greater Phoenix area.
